A roof that is nearing the end of its lifespan and requires constant repairs has to be replaced as soon as possible. That said, you’d be better off tearing off the old roof completely instead of installing a new one over it. The latter method, which is known as a roof overlay, is less expensive than a tear-off, but not as cost-effective. In fact, it will likely cost you more in the long run.
Choosing to nail your new roof over the old one can lead to a significant increase in the load that your roof structure has to support. The additional weight could compromise the structural integrity of your home in the long run, causing the roof to sag or even collapse.
A roof overlay is recommended only if the residential roofing system is in near-optimal condition. Also, local building codes only require no more than two layers of shingles on any given home. New shingles laid over damaged and rotting shingles cause water vapor and other forms of moisture to be trapped in between them, increasing the chances of mold and rot. They also tend to deteriorate faster when exposed to the sun because they hold in more heat.
Installing a new roof over an existing one can lead to an uneven appearance. Long-term wear and tear cause some shingles to deteriorate, resulting in a rough surface. Moreover, the damaged shingles provide a substandard base for the new ones. No matter how skilled your roofer is, you’ll end up with a noticeably flawed roof.
