If you’re trying to decide between a repair or replacement for your roof, one factor that can help you decide is its age. According to roofers, if your roof is more than 25 years old and constantly needs repairs, it’s best that you have it replaced as this is a sign that it’s at the end of its lifespan. However, if your roof is still fairly new, then a simple patch job might suffice in fixing its problems.

2. Length of Your Stay 

Another factor that can help you decide between a roof repair or replacement is how long you intend to stay in your home. If you intend to stay for a long while, and your roof isn’t that old, then a repair should be enough to fix any problems you might be facing. But if you intend to sell your home in the near future, and you want to earn as much as you can from the sale, then a replacement is the better option as potential buyers are willing to pay more for a home with a new roof.

3. Budget 

Of course, your finances also play a factor on which of the two options you can do for your roof. According to roofers, if you have the finances for it, and your roof really needs it, then you’re more than free to perform a roof replacement for your home. However, if you’re working on a tight budget, and you can’t have it replaced just yet, then consider having the roof repaired first just until you have enough funds to have it replaced.

4. Leaks 

Finally, have a roof inspector check your roofing system for leaks when you’re trying to decide if you should have it repaired or replaced. If your roofer finds that the leak is isolated to one area of the roof, then a simple repair should be enough to solve your problems. On the other hand, if your roof leak is widespread, then it’s best that you have it replaced instead.
