We’re not exaggerating when we say that each roof is unique. With variables, such as roof style, slope and choice of materials, even two homes of the same floor area will end up with different roof replacement costs. This is why roofing contractors like us can’t give homeowners an estimate right off the bat without inspecting the roof.

The actual percentages will vary, but the following is a breakdown of a typical roofing estimate:
Materials (42%) – While the term “material” generally refers to the outer roofing – asphalt shingles, metal and tile – it also includes underlayment, ridge caps and flashing.
Labor (17%) – Labor or installation costs also include administrative costs, workers’ compensation and payroll taxes.
Tear-off (12%) – Tear-off costs are separate from labor costs, even if both involve some form of labor, and usually includes disposal costs. The reason why it’s separate is because some old roofs only need to be stripped down to the roof deck. A homeowner may also choose to hire a disposal contractor separately.
OSB (14%) – Oriented strand board (OSB) is used for decking. A roof deck is usually good for two roofing installations depending on its condition. Delivery costs are usually folded into the cost of the material itself.
Everything Else (15%) – The remaining 15% covers miscellaneous costs, including permits, federal state taxes and liability insurance.
